  We worked with Jimmy and Kyle. The best rates available, low expenses, and a hassle-free refinance experience closing within 30 days from locking our rate, even including the Thanksgiving holiday. Not the relentless requests for more information dragging the process out that we have experienced during previous mortgage applications with other lenders.
  
  There was a specific item for us that Jimmy clearly explained up front would need to be done on our part in order to enable the loan to close, resulting in a very smooth stress-free closing. Following Jimmy's advice, we chose not to lock our rate until this was taken care of so that we didn't risk the lock expiring. This contrasts with our highly stressful prior experience with a different lender where we suddenly had to take care of items days prior to scheduled closing that almost resulted in us failing to close escrow on a purchase (trustee sale was scheduled for 4 h after we finally closed on a short sale).
  
  The mortgage was transferred to Provident Funding for servicing immediately after the loan closed - so far, have been impressed with them (great website for managing the mortgage, setting up automated payment, uploading documents, etc.).
